New Homes at NOMA
It has always been part of the plans for NOMA to include new housing alongside the offices, shops, restaurants and public spaces.
Manchester city centre needs new homes if it is to continue to grow and prosper. The NOMA masterplan includes space to provide these homes and new residents play a key role in bringing NOMA to life and contributing to the local community.
This section of the Engage website provides information about residential developments in two different locations at NOMA:
- The MeadowSide residential development provides new homes across four different sites around Angel Meadow Park.
- The Angel Gardens development is located in between Miller Street, Angel Street and Rochdale Road.
New Homes at MeadowSide
Four different sites around Angel Meadow Park are being brought forward for residential development. Together, these are known as MeadowSide and will be the location for new homes for the wider NOMA neighbourhood.
The area around Angel Meadow Park has long been identified for new homes. The excellent proximity to the city centre and nearby tram, bus and cycle network makes the location ideal for a sustainable new neighbourhood.
Far East Consortium International Ltd (FEC) has been appointed as developers for the MeadowSide project. As development partner for the project, FEC shares the same aspirations as the NOMA team – to create housing of the highest quality in this prestigious park-side location.
A public consultation on FEC’s proposals was held in March / April 2017. Following this, a planning application was submitted in May 2017.
In August 2017, planning permission was granted for the proposed residential development at Angel Meadow and construction started on this development in September 2018.
The first phases are now available to buy with more new homes to follow.

Angel Gardens
Angel Gardens, located in-between Miller Street, Angel Street and Rochdale Road, delivered by Moda Living and Apache Capital Partners. The development received planning permission in 2015 and construction began in 2017.
Angel Gardens offers 466 high-quality homes for long-term private rent with communal areas such as a gym, residents’ lounge, co-working zone and roof terraces. Apartments are available for rent now.
The development has been designed with a variety of building heights to respond to its surroundings, and in particular, to the scale of existing buildings on Angel Street. Parts of Angel Gardens are 6 to 8 storeys with a 35-storey tower located at the prominent junction of Miller Street and Rochdale Road.
The development is an attractive addition to the Manchester skyline. The proposals are integrated with the surrounding walking and cycling connections, helping to achieve strong links with Angel Meadow, the residential areas to the north of the NOMA site and the city centre.
Hero Training Club is open on the ground floor offering training studio spaces, personal training and an industry leading wellness programme. Pot Kettle Black has also opened a new concept day-to-night bakery, café and bar and is a great place to meet, work, eat and drink.
Landscape Proposals
The landscape proposals for Angel Gardens form an integral part of the wider NOMA Masterplan which includes Angel Square, Sadler’s Yard and complements the valued green space at Angel Meadow Park.
Groups of trees soften the building’s lines and provide protection from weather conditions.
The central, semi-public garden space adds real value to the development with a unique, contemporary design that is interwoven with the building fabric.
